Elizabeth noticed a slow but regular water drip from her cooker’s ventilation hood onto the hob. After a closer look the drip was coming from the ceiling above the cooker.

Plumber’s work included sympathetically removing the above cooker plasterboard ceiling and modifying joists to reach the pin-holed pipe which was repaired

louise’s townhouse had recently been vacated by tenants as she wanted to update the house ahead of it being sold.

On visiting the property, a large ceiling stain and water damage was seen in the second floor lounge.

Our plumber on investigating, found that in the bathroom above the lounge the toilet’s water inlet valve had failed and wouldn’t shut off. This resulted in large volumes of water continuously flowing through the internal overflow and into the bowl. The flush valve was also leaking, the seal had failed due to mineral buildup – providing another constant flow of water into the toilet’s bowl.

The waste connecting the toilet to the soil stack had also failed. Resulting in much of the additional water leaking from the join between the toilet and the waste connector onto the floor and through to the lounge ceiling below.

All three items were fixed by our plumber and the toilet returned to a working condition.

Water leak detection?

Ever noticed a damp, discoloured patch on your ceiling, wall or floor? Heard a dripping or hissing noise or smelt something musty? Seen a particularly lush garden spot or patches of your garden that are unusually green or waterlogged, even during dry weather. Has your water pressure dropped for more than a few days without a warning from your water supplier? Or is your water meter spinning faster than usual.

If you’ve experienced one or more of these it’s likely that you’ve got a water leak.

With a simple pipe repair costing less than £100 and water damaged caused by a leak into the thousands along with a spiralling water bill – it makes sense to deal with a leak as soon as you notice it.

How do you check for a water leak? DIY leak detection tests

After you’ve checked under and at the back of washing machines, dishwashers, and water heaters for wet spots, discolouration, mould/mildew, and warped floorboards, looked under sinks etc. and nearby for unexpected moisture, and checked the garden and found nothing, it’s time for the toilet dye test.


Toilet dye test

To check for a “leaky loo,” a common hidden leak source:

  • Add a few drops of food colouring or a leak detection dye tablet to the toilet cistern (tank).

  • Wait at least 15-20 minutes without flushing.

  • Check the toilet bowl. If any colour appears in the bowl, the internal mechanism (flapper valve) is leaking water into the pan.

How do you check for a water leak? Water meter test

Still nothing? It’s time to take a look at your water meter. This is the most reliable method for confirming a leak if you’ve a water meter.


Water meter test

  • Turn off all water-using appliances (taps, dishwasher, washing machine, etc.).

  • Locate your water meter (usually in an outside pavement box or under the kitchen sink) and note down the current reading.

  • Wait for at least 30 minutes to an hour without using any water.

  • Check the meter again. If the reading has changed, you’ve a leak somewhere on your property.

If you’ve confirmed a leak via the water meter test and can’t find it? It’s time to get a professional in. Make sure that they’re recommended by Thames Water and WaterSafe approved.

And of course have thermal imaging cameras and pipe inspection cameras to pinpoint hard to find or hidden leaks behind walls or underground,
